How to use the ROI calculator
Start by entering the home’s current listing price, then choose the property type, since condos, single-family homes and luxury properties each respond to staging a little differently. Next pick a staging level, anywhere from a light refresh through to full professional staging, and set the market conditions, because a slower market is usually where staging moves the needle the most.
Once those four inputs are set, the calculator does the rest. It shows the projected sale price both with and without staging, the dollar increase you could expect, the estimated staging cost, and your return on investment, so you can read the whole picture at a glance.
Here's an example...
Take a $400,000 single-family home with mid-level staging in a normal market.
The calculator estimates a price lift of about 4.5%, or roughly $18,000, against an estimated staging cost near $4,000.
That leaves a net gain of about $14,000 and a return of roughly 350%, which means about $3.50 comes back for every $1 spent on staging.
